Caution.......
There are no true qualifications or regulatory bodies governing Tenerife estate agents.
The title "Estate Agent" is simply a glorified version of the term "middle man" and is merely an attempt to magically transform an unqualified individual into someone professional without any proper studies or assessment.
The vast majority of this group of people were at one time or other involved in timeshares, sales and similar vocations.
Take a look at where these industries are now and it sums up why many of them should be avoided like the plague.
Tenerife estate agents have spent years peddling and perfecting their trade and newcomers on the island who are unaware of the tricks, fall into the traps like lamb to the slaughter.
Estate agents in Tenerife will tell you that they can help you with the whole process, that you can just sit back and relax and allow them to do the work for you.
Many will try to convince you that they can provide legal advice and save you the money for a registered lawyer.
They may even offer you a deal from a mortgage brokerage that is owned and run by themselves but will portray it as a separate entity.
Or that property you've fallen in love with might be lost and to secure it a deposit is necessary.
In answer to the above gimmicks used by these people; DON'T DO IT !
Numerous agents, mortgage brokers and their associates will tell you that their advice is "impartial" and "independent", although they work as agents or with agents.
Advice in such circumstances is neither impartial nor independent but the folly of such people is caused by pure greed under the guise of honesty.
Always remember, honour dies where interest lies.
It is a sorry state of affairs and one that should encourage you to be more vigilant in who you deal with. Wolves in sheep's clothing is a very apt saying in this case so be very careful.
Never be pressured into anything, it's better to lose the property you considered purchasing than your money.
Much of the damage to you financially only becomes apparent after the money has changed hands and everyone involved gone their separate ways.
If you feel pressured into anything, simply walk away and look somewhere else.
Funds should never be handed over to any Tenerife estate agent, that job is for your lawyer to undertake.
Take your time and do as much research as you can before considering a Tenerife property purchase.
One thing you should always remember is that Tenerife estate agents as with all others, work on commission.
They will try to sell you as many products as possible to ramp up their overall earnings from your transaction so be very aware.
Always make sure you get proper independent and impartial legal advice from a registered lawyer.
